Today’s buyers have access to more information than ever. They can see listings immediately, compare properties, review photos and save or eliminate a home before they ever schedule a showing.
That first impression matters.
Start With the Right Price
Pricing isn’t about choosing the highest number and seeing what happens.
A home’s value is influenced by recent comparable sales, location, condition, lot, improvements, current competition and buyer demand.
Overpricing can cause a home to sit on the market. Once that happens, buyers begin wondering why it hasn’t sold.
The goal should be to position the property correctly from the beginning.
You Don’t Have to Renovate Everything
This is something I tell sellers all the time.
You don’t necessarily need a brand-new kitchen, new bathrooms and thousands of dollars in improvements before selling.
Sometimes simple changes make the biggest difference.
Decluttering, cleaning, touching up paint, improving landscaping, making minor repairs and rearranging furniture can completely change how buyers perceive a property.
Before one of my sellers spends significant money, I’d rather walk through the house and discuss which improvements I believe will actually help.
Photography and Marketing Matter
Most buyers will first see your home on a screen.
That means professional photography and thoughtful presentation are incredibly important.
Your first few photographs need to make someone want to keep looking.
But marketing goes beyond photography.
A property should have a strong description, accurate information, broad online exposure and a marketing strategy designed for that particular home.

Selling Is Also About Timing
There isn’t one perfect month to sell every house.
Your personal circumstances matter just as much as the market.
Where are you going next? Do you need to purchase another home? Do you need time after closing? Are you relocating? Is the property vacant? Is there a tenant?
Those questions should be discussed before the property goes live.
A good selling strategy isn’t just about getting an accepted offer. It’s about getting from listing day through closing with as few surprises as possible.
Thinking About Selling?
You don’t have to be ready to put a sign in the yard tomorrow to start the conversation.
In fact, I prefer when homeowners call me early.
We can walk through the property, talk about value, discuss what I would and wouldn’t change, and put together a plan.
Sometimes that plan is to list immediately.
Sometimes it’s three months from now.
And sometimes it’s simply giving you enough information to decide whether selling makes sense at all.
