Is Fall a Good Time to Sell Your Connecticut Home?

Spring may get most of the attention in real estate, but fall can be an excellent time to put your Connecticut home on the market.

By October, there are typically fewer homes competing for buyers’ attention. That can help a well-priced, well-presented property stand out. Buyers who are actively looking in the fall also tend to be serious about making a move, especially those hoping to be settled before the holidays or the end of the year.

Less Competition Can Work in Your Favor

When there are fewer similar homes available, buyers have fewer choices. That does not mean sellers can price their property wherever they want, but it can give a properly priced home an advantage.

Pricing is still one of the most important parts of successfully selling a home. I look at recent sales, current competition, location, condition and local market activity before recommending a price.

Connecticut Homes Show Differently in the Fall

Fall can make Connecticut properties especially appealing. Mature trees, changing leaves and cooler temperatures can create great curb appeal.

Inside, buyers begin paying closer attention to features that matter during a New England winter, including heating systems, fireplaces, insulation, windows, garages and mudrooms.

Fall Buyers Are Often Motivated

Someone attending showings in October or November usually has a reason for moving. It may be a job change, family need, relocation, downsizing or simply finding the right property.

That motivation can help create a smoother transaction when the right buyer and seller come together.

Thinking About Selling?

You do not necessarily have to wait until spring. Depending on your property, location and goals, listing this fall could make sense.

If you are considering selling a home anywhere in Connecticut, I would be happy to give you an honest opinion of its current market value and discuss whether selling now or waiting would be the better strategy.
